This unique home in Toronto’s east end has quality renovations. Are they enough to attract a buyer?

X-factor: The quality renovations and location are probably the biggest selling points for 438 Woodfield Road, said Othneil Litchmore, the Star’s expert real estate agent.

Inside the unit is one bedroom plus a den, two bathrooms, and a gas stove kitchen.

The exterior has a quaint look, with a smaller build and striking red roof.

Entering into the main room through the vibrant red front door, an open concept room is the first thing one will see.

The kitchen, dining, and living room are all in one space, with an indoor brick wall finish on some portions of the room, adding to the character of the home.

“It’s quite a unique property, nicely renovated,” Litchmore said.

Diane Speer, the listing agent, said the home is not at all cookie cutter for the neighbourhood.

The kitchen has stainless steel appliances and a large island with bar stools.

At the back of the house is the entrance to the backyard, a little nook which is currently being used as an office, and the stairs to the lower level.

In the basement is the bedroom, which has large barn doors to a closet and then a walk-in closet beside it. The room currently has a queen size bed, with ample space on both sides.

It also has a large backyard with a deck and lots of green space.

“This house is great for someone who wants a loft condo feel without the maintenance fees and a great backyard space,” said Speer.

The home has a washroom on both floors, with the one on the lower level offering a shower.

There is no second level but Speer added that buyers can “enjoy as it is for now and add a second storey when the twins come along.”

Litchmore said that the neighbourhood is pretty good and that he likes how close it is to the subway and green space.

“The location is very city like, close to shops, restaurants, and things like that.”

Is it listed at its value?

“I think it’s priced close to where it needs to be,” Litchmore said.

“The thing is, it’s a quite a unique property. And this is the issue because we don’t have a lot to compare. It’s really gonna depend on what a buyer thinks they could get for the same price.”

Speer said that the price is entry level for the neighbourhood.

In the month of March, the average price of a detached home in Toronto was $1,708,437, according to the Toronto Regional Real Estate Board’s monthly report.
