Neighbourhood:Â Swansea
Price:Â $1,648,000
Size:Â 2,246 square feet
Originally built as a church in 1921, 319 Windermere Avenue was converted into a single family home with a centre-hall plan.
The property is situated on a corner lot with a private drive and garage, and offers four bedrooms, one in the basement, a sunroom, and two full bathrooms.
“It’s adored and admired in the Swansea neighbourhood for its uniqueness,” said Jessica Gouveia, the marketing and social media manager at the listing’s brokerage.
“The blue door, garage and deck make it stand out in the neighbourhood.”
Updates have been made to the kitchen, bathrooms and basement while still keeping its original charm and character, Gouveia said.
The kitchen has stainless steel appliances with a gas stove, and white quartz countertops with a semi island.
It also features a wine fridge.
In the living room is an open concept design and fireplace, as well as the entrance to the sunroom, which is currently being used as an office space.
In the primary bedroom is a walk-in closet. The room is large enough to fit a queen bed with nightstands on each side.
It also offers a walkout terrace overlooking the backyard, which is painted a vibrant blue.
The secondary bedroom has a bay window and custom cabinets, while the third bedroom is a smaller space and currently has a crib in it. It is across the hall from the upstairs bathroom.
Downstairs in the finished basement is another living room, a fourth bedroom, laundry room and the second bathroom.
Both bathrooms have heated floors.
Gouveia added that stained glass features can be seen throughout the home.
Is it priced right?
“There are very few homes on the market in the area right now, but we compared similar units in the area to reach our price,” said Michael Inwood, the listing agent.
“We also take into account the uniqueness of the home, the location, and the fact that the home offers both a private drive and garage.”
Owners paid $6,883 in property taxes in 2023.
In the month of April, the average price of a detached home in Toronto was $1,822,244, according to the Toronto Regional Real Estate Board’s monthly report.
How’s the neighbourhood?
This home is only a few blocks away from Bloor Street West and Bloor West Village, which Gouveia said is beaming with boutiques and restaurants, as well as the subway being right nearby.
“And with Rennie Park and Swansea Public School just steps away, outdoor adventures and education are at your fingertips.”
319 Windermere Avenue is also only an 11-minute walk to High Park.Â
