Small-town infill project close to lake, amenities

The Bayview at Port Perry is somewhat of a rarity: a condo with views of a lake, within walking distance of numerous amenities and set within the heart of a picturesque small town.

The five-storey building is on an infill site, steps away from the village's waterfront park on Lake Scugog, a trail system and Queen St., famous for its historic Victorian buildings and boutique shops. Port Perry also boasts two major grocery stores, a hardware store, pharmacies, butcher shop and bakeries, many cafes and restaurants and 24-bed hospital. A short drive away is the Blue Heron Charity Casino.

The 49-unit building at 53 Perry St., adjacent to the historic Burnham House, is under construction with occupancy set for late summer, says sales representative Yvonne Burnett. Several units are still available, some with lake views, priced from $246,000 to $450,000, ranging in size from approximately 900 square feet to 1,345 square feet. There are one-bedroom and two-bedroom models, with or without dens. Suites come with a balcony or patio.

"A lot of local people have bought units, mostly retirees," Burnett says. "It's such a great location and it's a lifestyle change for those who just want to be able to close the front door and travel."

The project's design was based on feedback gathered from focus groups of local residents. Its façade is intended to fit with the character of the neighbourhood and town. It was designed by Daniel Cusimano and will feature large windows and brick detailing. The builder is YYZed, a Toronto-based company founded by architect Alan Tregeboy and construction manager Sam Di Pasquale. The company has been involved in a wide range of construction projects for 30 years.

It is believed to be the first condominium in Ontario to have individual sprinkler systems in all suites, says Burnett.

Each unit will come with an underground parking spot. Features include nine-foot ceilings, crown moulding, four-inch baseboard, ceramics in both kitchens and bathrooms and 32-ounce carpet in the rest of the unit. The purchase price includes five appliances.

Amenities include a party room with kitchen and washroom, fully-equipped exercise room, guest suite and landscaped grounds. Monthly maintenance fees will be 35 cents per square foot.

The village was founded by settler Peter Perry in 1848 on the site of a former native village known as Scugog Village. It was renamed Port Perry in 1852 and today is part of the Township of Scugog, population 21,000.

There are numerous recreational amenities in the area including fishing, boating, golfing, riding stables and ski hills as well as several summer festivals.
