Site offers sophisticated design

Traditional French Provincial architecture coupled with sophisticated interior design is coming to the NY Towers community at Bayview and Sheppard Aves.
Sales will begin soon for 94 suites in the nine-storey luxury condominium and 22 in an adjacent boutique-style residence, on the southeast corner of Rean Dr. and Sheppard Ave. It is the 12th building in the Daniels Corp. development and a joint venture with Amica Mature Lifestyles Inc.
Daniels vice-president Niall Haggart says the Bayview represents "an evolution based on what we've learned about the marketplace in this area. A number of people are downsizing and want to stay in the local community, and they are looking for larger suite sizes and two-bedroom suites."
Suites will average 1,000 square feet or more and feature grand formal spaces, elegant private areas and luxurious finishes. The building will appeal to affluent mature buyers, Haggart says, from baby boomers in their early 50s to retirees.
Suites will range from 600 square feet to more than 2,000 square feet, and will be available in one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den designs.
Prices will range from the $300,000s to more than $1 million. Occupancy is fall 2009 and monthly maintenance fees will be 54 cents per square foot.
Daniels is so confident about demand that the Bayview is already under construction, though sales haven't started. Hundreds of names are on a waiting list, Haggart says.
He says the site will emulate the qualities of Kilgour Estates, another Daniels' development at Bayview and Lawrence Ave., and the same team – Kirkor Architects and designer Brian Gluckstein – will bring the same quality of site and interior design to the Bayview.
The terraced exterior will cascade southward toward neighbouring Rean Park – which Haggart calls "an urban jewel" – and the Toronto skyline. The adjacent Bayview Manor House will offer 22 suites overlooking the park.
The interiors will showcase Gluckstein's work: a two-storey lobby; a library with fireplace; lounge with formal dining table; catering kitchen; and outdoor terrace. The fitness studio will feature state-of-the-art equipment and easy access to a courtyard. An executive concierge and a resident service director will serve residents' needs.
In addition, the Bayview residents will have access to the neighbouring Amica at Bayview Gardens, a luxury retirement rental residence, which features five-star amenities and services, including a formal dining room, piano lounge and spa with indoor pool.
"The Bayview is a condo with a difference," Haggart says. "It has its own sense of identity, its own concierge and amenities from a home theatre to a wonderful outdoor amenity space, but it will have connectivity to the Amica building through a sun-drenched atrium. They can buy spa services or arrange for meal delivery, a la carte."
The Bayview is next to the TTC, Highways 401 and 404 and the Don Valley Parkway.
Directly across the street is the upscale Bayview Village. Theatres, restaurants and a wide array of other shopping venues are just down the street.
