Third tower ready for release

One Sherway is a four-tower project in Etobicoke on a site that hugs a huge park, is down the street from a ravine and creek and has views of Lake Ontario.
Two towers are already under construction and the third 28-storey tower launches this spring. Developed by Great Gulf Homes and Menkes Developments, the condo project faces Sherway Gardens Shopping Centre. The towers are designed by Page + Steele Architects and interiors are by Mike Niven Interior Design.
"It's a great location," says Gary Switzer, executive vice-president of Great Gulf. "The community is across from the mall and yet it's close to a large ravine system. The community park is developed by NAK Design Group who designed it to be more like a European park with walkways, gardens and a fountain."
Restaurants, movie theatres and big box retailers surround the mall. The community is close to Highway 427 and the QEW yet it also has the TTC at its doorstep.
There were a variety of buyers for the first two buildings, Switzer says.
"We've seen young and old, single and married buyers. Many people work in Mississauga or Etobicoke and the majority of buyers are from the immediate neighbourhood."
Building amenities include an18,000-square-foot fitness centre, hydro pool, co-ed steam room, sunroom, saunas and change rooms. A recreational activities director organizes and monitors scheduled fitness, recreation and well-being programs.
An indoor swimming pool has access to an outdoor terrace. "The pool is cantilevered so it overlooks the second level," says Switzer. "The split-level design with lounges on the ground level and second floor and lots of windows overlooking the park is beautiful. Mike Niven has brought a lot of great flavour to this project."
Other amenities include a media lounge, theatre, billiard room, party room with an upper lounge, private dining room with servery and 24-hour concierge.
Suites in this first release are one-bedroom, one-bedroom plus den and two-bedroom designs that range from 527 to 983 square feet. Prices range from $199,990 to $395,990. Parking is included.
In the suites, flooring choices include porcelain and ceramic tiles, engineered wood flooring and 40-ounce broadloom. Gourmet kitchens have upscale cabinetry, granite countertops, ceramic backsplash, stainless steel appliances and breakfast bars. Bathrooms feature custom vanity cabinetry with cultured marble countertops, and the main/ensuite bath includes a ceramic tile feature wall.
The third tower's first occupancy dates are scheduled for fall 2011.
Remaining suites in the second tower are priced from the low $200,000s and penthouses from the $333,000s. Move in dates for that tower are this fall.
